2009 market stats for the same quarter posted 11 sales between $1,050,000 and $2,850,000, with an average sales price of $1,807,500

Year over year, the number of units sold in this quarter are up 73%, and the average sales price is up 18%

That’s the good news . . . but to put these stats into perspective, there are 216 active listings in the 1 million plus Northern Westchester market in the towns mentioned here.  The present absorption rate is 6.33 homes per month with 34.12 months of housing supply.
